FAQ's - How To Sell My House Fast

How long would it take to sell my house?

We work at a pace that suits your timescale, we work closely with you throughout the entire sales process, keeping you fully informed about what is happening at all stages of the process.

If your need to sell is urgent, we can often organise a quick exchange of contracts, very often in less than one week. We can also recommend solicitors that can be relied upon to accelerate your house sale to reach a swift conclusion. In fact, our ability to respond very quickly has enabled us to help many of our clients who were facing imminent repossession or eviction by setting up a very fast house sale before the mortgage lenders could act.

We can even manage the sale to meet your own personal deadlines. For example, we can proceed with an exchange of contracts, this would give you legally binding security, and then we would plan the completion of the sale of your property to correspond with the date that you wish to vacate.

Alternatively, if you wish to carry on living in your home after the sale has completed, we can set up monthly rent payments for an agreed period of time that will ultimately lead to the occupancy of the property returning to you.

How soon would I need to move out?

We tailor our house buying services to meet our clients' individual needs. As a general rule, you can stay in the property for up to 6 months, however this time period could be extended by prior agreement.

If you wish to continue living in your home for a longer period, we can arrange monthly rental payments. Alternatively, if your intention is to eventually buy back your home, our "rent to buy" plan would allow you to remain in your property, paying a monthly rent, until you have paid a sufficient amount of funds to regain the outright ownership of that property.

Is there a time limit on your buying offer?

Our offer to purchase your property would remain valid for up to 28 days. Of course, you may still continue with the sale of the house after 28 days has elapsed, but this would often involve the reassessment of your circumstances and a new purchase offer being proposed.

Do you have hidden charges?

Unlike selling your property through an estate agent, there are no additional costs – no legal fees, no valuation fees, no estate agent commissions – in fact there are no hidden charges at all.

We do not even charge for the initial survey and valuation (unlike many of our house buying competitors). We provide our buying service with no charge and no obligation to proceed with the sale. We'll may even pay up to £500 of your legal fees, whether you use your own solicitor or use one that may be recommended by us.

How do costs compare with an estate agent?

We cut out the hidden costs of estate agents – the legal fees, the valuation fees and estate agent fees. However, because our objective is to bring about the sale of your property in a fraction of the time that it would take an estate agent (and with a fraction of the stress and hassle) you are likely to receive between 10% and 25% less for your home than you could possibly attain on the open property market.

Of course, this 'open market' price may take many months of uncertainty and broken hopes before it is achieved, if ever. But we can guarantee you a straight-forward fast house sale without the hassle.

And, unlike estate agents, our service goes beyond the basic selling of houses. Our range of sale, rental and buy-back plans can provide you with a comprehensive, long-term solution that is worth a great deal in terms of the peace of mind you would gain.

Can I still sell my house if I am behind on my mortgage payments?

In most situations of this type, we are able to purchase property in such circumstances. The particular arrangement we come to will depend on the amount of equity you have (equity is the value of your property minus the remaining mortgage payments).

As with all of our property purchases, there are various options available to you – from fast sales to sales at open-market prices, from short term rentals to rent-to-buy schemes. So, no matter what state your mortgage payments are in, even if you are facing iminent eviction, we could have the ideal solution for you.

Will you purchase any types of property?

We are not restricted to any one type of property. We will purchase any residential property, from a one-bedroomed flat to a luxurious mansion.

Do you buy property in any condition?

Properties in need of some attention are often difficult to sell through an estate agent. However, we are happy to purchase any property, regardless of its condition.

Do you buy property in any UK location?

We operate throughout the UK. So, wherever your house is within the United Kingdom, from Lands End in South-West England all the way up to John O’Groats in the North-West of Scotland, we can make you a cash offer for your property.

Do you purchase ‘buy to let’ properties?

If you’ve bought a property as an investment and now wish to sell, we will be happy to offer you a fast sale with no fuss and no delay. Furthermore, we can work with you to arrange a flexible financial package that may allow you to achieve greater returns on your investment than you would receive by using an estate agent.

What if there are tenants in my property?

Tenants are no obstruction to a quick house sale. We will take care of all the necessary legal, administrative and financial considerations that arise when tenants are present in a residential property.
